BMI UK&I have an exciting permanent opportunity for a Project Specification Manager - Flat New Build to join our team. Reporting to the Regional Sales Director - Flat, this role will be home based with travel around the North of England.
Role Summary
This is a solution-oriented role focused on driving the adoption of BMI's comprehensive full system offerings. You'll be instrumental in adding significant value for our clients by expertly leveraging our advanced SpecMaster systems and robust guarantees, ensuring BMI solutions are consistently chosen and deliver exceptional results.
As the Project Specification Manager, your key responsibilities will be:
Driving Solution Sales & Market Engagement
Proactive Business Development: Adopt a highly proactive approach to business development, identifying and pursuing new opportunities to embed BMI's full system offerings within target markets.
Targeted Client Engagement: Conduct a minimum of 12 impactful visits per week to key clients, specifiers, and other stakeholders, focusing on understanding their needs and promoting BMI's comprehensive solutions.
Specification-Driven Sales: Lead specification-driven full solution sales by expertly positioning and securing the inclusion of BMI's integrated systems in project designs and tender documents.
Strategic Alignment: Ensure all sales and business development activities are in alignment with portfolio strategies and target markets, maximising our market penetration and business growth.
Operational Excellence & Project Management
Specification & Guarantee Management: Oversee the integrity of project specifications, effectively leveraging and managing specification guarantees. Conduct essential site visits to ensure adherence to specified BMI systems and quality standards.
Forecasting & Demand Planning: Contribute to accurate forecast and demand management planning by providing robust market insights and pipeline intelligence to inform production and supply chain strategies.
CRM Data Management: Maintain and update all activity within C4C (CRM for Customers) meticulously, ensuring accurate, real-time data for pipeline management, performance tracking, and strategic decision-making.
Your key skills and experience will include:
To excel in this solution-oriented role, the successful candidate will demonstrate a strong blend of proactive business development, technical sales acumen, and meticulous operational execution, all underpinned by a client-centric approach.
I. Sales & Business Development Acumen:
Proactive Business Development: Proven ability to proactively identify, qualify, and develop new business opportunities within defined target markets, showing initiative beyond simply reacting to inbound leads.
Solution Selling Expertise: Demonstrated capability to sell complex, integrated solutions rather than individual products, effectively articulating the value and benefits of a "full system offering" to clients.
Specification-Driven Sales: Strong track record of influencing and securing product or system specifications within professional channels (e.g., architects, consultants, main contractors, local authorities).
Target Market & Portfolio Alignment: Ability to understand and align sales efforts with defined portfolio strategies and specific target markets, demonstrating strategic focus in business development.
Closing Skills: Proven ability to convert opportunities into confirmed sales and specifications, driving profitable outcomes.
II. Technical & Product Knowledge:
Product & System Expertise: Solid understanding of the company's full system offerings, including their technical specifications, application, and performance benefits.
Value Proposition Articulation: Skilled in clearly and persuasively communicating the technical and commercial value proposition of complex solutions to diverse audiences.
Problem-Solving: Ability to identify client challenges and propose appropriate, effective solutions using the company's product portfolio.
Site Visit Competence: Understanding of project realities, installation processes, and quality control during site visits to ensure specification adherence and troubleshoot issues.
III. Operational & Data Management:
Call Planning & Activity Management: Highly organised with a proven ability to plan, execute, and document a high volume of targeted client visits (e.g., 12 per week), ensuring productive engagement.
CRM Proficiency (C4C/Salesforce/Dynamics): Expert-level proficiency in using CRM systems for comprehensive pipeline management, activity logging, account updates, opportunity tracking, and reporting to ensure data accuracy and timeliness.
Forecasting & Demand Contribution: Ability to contribute accurate and timely sales forecasts, leveraging pipeline data and market insights to support demand planning processes.
Analytical Thinking: Capacity to analyse sales performance data and client feedback to identify trends, areas for improvement, and new opportunities.
IV. Interpersonal & Communication Skills:
Client Relationship Management: Strong ability to build, maintain, and nurture effective working relationships with clients, specifiers, and other key stakeholders.
Communication & Presentation: Excellent verbal and written communication skills, with the ability to deliver clear, compelling presentations and technical explanations.
Influencing Skills: Proven ability to influence decision-makers and secure commitment for specifications and sales.
Collaboration: Ability to work effectively with internal teams (e.g., technical, marketing, supply chain) to ensure seamless project delivery and client satisfaction.
V. General Attributes & Experience:
Self-Motivated & Autonomous: A high degree of self-motivation, initiative, and the ability to manage a territory effectively with minimal supervision.
Results-Oriented: A strong drive to achieve and exceed sales targets and key performance indicators.
Adaptability: Ability to adapt to changing market conditions, product innovations, and client needs.
Experience:
Experience in a sales, business development, or specification role, ideally within the building materials, construction, or related technical solutions industry.
Demonstrable experience of proactive client engagement and achieving sales targets.
Experience utilising a CRM system for comprehensive activity management and reporting.
Valid UK Driving Licence: Essential for field-based activity.
