Position Responsibilities

  • Reconcile bank account(s) and comprehend how cash transactions flow through the bank account structure and the transactional impact on the general ledger; review bank reconciliations prepared by others.
  • Understand prepaids schedule amortizations, including Real State Taxes, Insurances, etc.
  • Understand and apply investment properties administration policy, including acquisitions, dispositions or contributions and all transactions related.
  • Understand and reconciles the inter-company (inter-unit) relationships for the Funds and the manager, recording and monitoring Fund fee income from both the Fund and PROLOGIS’ perspectives. Review and monitor debt requirements to ensure timely accomplishment of covenant and all others transactions related including Fund reporting under the supervision of the
  • Supervisor/Controller, if applicable. Review accounts payable vouchers for proper general ledger coding for both property level and G&A expenses.
  • Review lease set up in property management system (Yardi) and verify accuracy against executed lease document(s), including:  (i) review of monthly lease rental income, rental recoveries and other property income, verifying the accuracy of increase calculations of leases revenues into the system, (ii) administration of accounts receivable transactions and fully comprehend the impact of these transactions on books, (iii) understand the common areas maintenance Reconciliation/true-up process.
  • Understand and apply accounting policy regarding rent leveling.
  • Perform advanced accounting functions for Fund Accounting responsibilities per guidelines provided.
  • Support in emission of financial statements (monthly, quarterly and annually depending on Fund requirements) including statement of changes in equity, statement of cash flow and footnotes to financial statements according to the Fund or JV requirements, if applicable.
  • Analyzes and explains variances in financial results (budget/forecast to actual and month-to-month.) 
  • Reviews JV documents and establishes accounting policies and procedures based on the requirements set forth, if applicable.
  • Communicate effectively and efficiently with peers, internal clients and team providing a high degree of customer service to the field offices and is cognizant of situations where supervisors need to become involved.
  • Preparation and/or review of standard monthly journal entries.
  • Perform financial analysis on certain accounts and financial statement amounts.
  • Prepare working papers for general ledger balances.
  • Prepare and review adjusting journal entries.
  • Document certain accounting policies, processes and controls.

Essential Skills & Experience

  • Accounting degree from college or university.
  • 2-3 years of accounting experience required. Experience in public accounting or in a global corporate accounting environment strongly preferred.
  • Ability to communicate in English.
  • Must be proficient in Microsoft Office and reporting tools. Knowledge on PeopleSoft and Yardi a plus.
  • Conscientious, detail-oriented and able to produce accurate financial reports.
  • Execute responsibilities with a sense of urgency and follow-through.
  • Customer service mind-set and a team player mentality. 
  • Demonstrated abilities to prioritize and manage multiple assignments in a fast-paced environment to meet deadlines with efficiency and accuracy.
  • Show tact, discretion, confidentiality and good judgment in handling sensitive and confidential matters and documentation.
  • Strong analytical, process improvement, organizational and project management skills.
  • Understands internal control systems and can monitor for processes for potential weaknesses.
