Responsibilities of the Role
Assist in conducting performance calculations for each TS asset:
- Support the various teams in Leasing, Property Management, Finance, Construction, Tax and Accounting teams to gather data relevant to each asset
- Assist with updating financial models and returns calculations on a quarterly basis
- Work with Portfolio Management to evaluate current property values
- Support the review of all asset materials to ensure total accuracy
Assist in dispositions process:
- Help create sale memoranda and data room
- Support in analyzing offers and run different exit strategies
Assist in creating presentations and reporting
- Support the preparation of information for senior management to take important strategic decisions regarding assets
- Assist in the creation of relevant presentations and memoranda for internal or external use
- Create and update reporting (investors, banks, administration)
- Support the preparation of reports for investors.
Support the conduct of property inspections and operations review
- Review documentation (leases, contracts, condition reports)
Other
- Assist in financing and refinancing processes
- Assist in yearly budgeting campaign
- Assist in leasing and marketing campaigns
- Undertake market research and survey market rents, inventory, absorption, new construction
- Assist in assuring that all building data is current, accurate and resident on the Web platform at all times
Assist in evaluation of acquisitions
- Work with the other functions within TS (leasing, property management, asset management, and construction) to gather data relevant to asset valuation
- Help to develop asset acquisition financial analysis
- Help to create multiple scenarios using different finance strategies
Assist in the due diligence process
- Create and manage the detailed financial models
- Incorporate the results from the other TS function into the financial analysis
- Develop and maintain documentation
- Attend meetings with sellers, brokers and attorneys
Undertake market research and maintain a data base of key transactions
- Review critical issue reports, newsletters, and publications to stay current re: TS specific and industry related issues
- Survey market rents, inventory, absorption, new construction
- Update/maintain internal market database
Required Skills / Experience
The candidate will interact with colleagues throughout the organisation and therefore should be articulate, with the ability to communicate effectively across all functions and levels, including senior management.
Required for the role is:
- A good understanding of European Real Estate investment markets and metrics.
- Strong quantitative and analytical skills
- Financial modeling skills including a high degree of proficiency with Excel, PowerPoint, Word.
- Demonstrable ability to think strategically and to present information in a clear and concise manner.
- Demonstrated initiative and sound judgment in managing multiple tasks.
- Strong problem solving skills.
- Good listening skills and responsiveness,
- Well-organised with exceptional attention to detail
- The ability to work independently and proactively.
Desirable but not essential:
- An understanding of real estate development would also be advantageous but is not essential.
- Commercial real estate know-how
