Job Summary

The Marketing Director plays a pivotal role on the Resident Acquisition team, reporting directly to the VP of Marketing. This strategic position involves spearheading and executing initiatives to elevate our customer acquisition efforts, with a particular focus on strategic initiatives such as Build-to-Rent (BTR) and third property management.  We are seeking a dynamic and strategic marketing leader with deep expertise in digital marketing, performance-driven acquisition strategies, and a strong understanding of operational drivers to develop and execute comprehensive resident acquisition strategies. This individual will play a critical role in advancing corporate objectives, optimizing marketing performance, and ensuring leasing targets and occupancy goals are met.  This role requires cross-functional collaboration with teams across Investment Management Group (IMG), Operations, Leasing and Property Management, and Marketing. The ideal candidate has a proven track record of using digital channels, data analytics, and automation to drive lead generation, optimize conversions, and execute high-impact marketing campaigns to for growth.

What You’ll Do

  • Evaluate, develop, and implement strategic marketing plans tailored to new customer acquisition opportunities.  Ensure alignment with our brand, resonate with our target audience, and continuous improvement in both processes and technologies within our marketing playbook.   
  • Lead and develop data-driven marketing strategies to drive resident acquisition for Communities leveraging paid media, SEO, SEM and marketing automation to optimize conversion rates. 
  • Maintain a comprehensive understanding of operational drivers within property management and utilize it to inform day-to-day business insights and recommended actions that drive resident acquisition efforts. Serve as the primary resident acquisition liaison to operations and IMG teams.    
  • Develop and enhance cohesive leasing communication strategy across web, text and AI, ensuring consistent, high-impact messaging that enhances engagement and drives conversion among prospective residents.
  • Manage, develop and mentor Marketing associate, providing coaching, guidance and professional development opportunities to foster a high-performing team culture.  
  • Maintain a profound understanding of prospect and resident behaviors, market insights, and operational dynamics to drive informed decision-making and support ongoing business growth.
  • Lead and contribute to special strategic projects and programs.

Who We’re Looking For

  • Bachelor's degree in marketing or related field with a proven track record of 10+ years in marketing, strategy and/or customer acquisition.
  • Strategic thinker with strong project management skills, attention to detail and ability to manage multiple projects at once.
  • Track record of delivering results in a fast-paced environment.
  • Significant experience in collaboration with internal teams, ability to influence without authority.
  • Leadership experience including team development.
  • Expertise in leading integrated, multi-channel consumer marketing initiative.

Salary Range

$98,775.00 - $171,210.00
