Job Description

 

KEY OUTCOMES: 

 

Responsible for the active management of a number of UK assets: optimising returns within the risk parameters of the fund mandate and in conjunction with the fund strategy. The role requires the detailed understanding and analysis of the portfolio of assets, setting individual asset plans with target and budgets for the next 12+ months and 3 -5 years. The role may involve working with the transactions team and fund managers/ deputy fund manager (FM/DFM) of any UK funds to help source, acquire or sell assets 

 

 

SKILLS & EXPERIENCE ESSENTIAL: 

 

Approach 

  • To work with the asset management (AM) team and wider aberdeen Real Estate teams (fund management, development management, transactions, legal, property management, ESG, insurance, treasury and research) to deliver asset management initiatives and outcomes in accordance with agreed Investment Strategy Plans for client portfolios 

  • To oversee and co-ordinate the activities of the property managers and external service providers in delivering asset management and investment plans 

  • To provide support to the FM team in the formulation of fund strategy, IC paper preparation and where appropriate participate in investment plan or IC challenge 

 

Process 

  • To support and work with their line manager and the FM to prepare Investment Plans 

  • To assist in the preparation of asset management plans in line with requirements of the Investment Plan and client requirements 

  • To assist in the preparation of budgets for client’s assets, and present to all relevant parties 

  • To work with the FM/DFM and research teams to prepare and present proposals for deals, finance arrangements and CAPEX to the IC 

  • To contribute to IC papers prior to presentation to the IC 

 

Procedures 

  • Actively manage the properties for which they are responsible to the highest standards of professionalism and best market practice 

  • To support the implementation of the asset management plan according to the timescales agreed 

  • To engage in and support negotiations regarding transactions, Capex, lettings, planning, ESG initiatives and other activities relating to the client’s assets 

  • To ensure legal documentation, statutory records, management records and relevant data are up to date 

Reporting 

  • To update the asset management plans in line with the agreed reporting timetable 

  • To support the FM/DFM in the preparation of client reports and provision of information for valuations as required 

  • To keep the line manager and FM/DFM updated on the progress on main targets in the appropriate Investment Plan 

 

Compliance 

  • To report all breaches of policy, compliance and anti-money laundering requirements on Shield along with any material risks to the client mandate 

  • To ensure compliance with aberdeen anti-money laundering and TCF policies (Treating Customers Fairly) 

  • To maintain appropriate levels of CPD (Continuing Professional Development) 

  • To ensure all discussions related to asset purchase and sale are fully recorded and documented 

  • To ensure compliance with all regulations, investment guidelines and restrictions regarding the mandate 

 

Governance: 

  • Ensure compliance with aberdeen governance, policies and procedures 

  • Ensure compliance with client governance, policies and procedures 

  • Ensure all client contacts are reported and recorded on Salesforce where appropriate 

 

 

 

SKILLS & EXPERIENCE QUALIFICATIONS: 

 

  • RICS qualified 

  • A person whose experience allows him/her to manage more complicated assets typically at the higher value end where performance has a larger impact on Fund returns. 

  • Somebody with a track record for successfully completing transactions, development, ESG initiatives and complicated active asset management projects. 

  • Somebody with a solid market reputation and key contacts with occupiers, developers and owners. 

  • A contributor to the wider Real Estate team who takes on additional responsibilities, shares knowledge at team meetings and plays an active role beyond their day to day role. 

 

 

COMPETENCIES: 

 

Experience in real estate portfolio management 

Good working knowledge of the UK real estate market 

Strong negotiation, communication, presentation & relationship building skills 

Analytical thinking & organisational skills 

Research and investigative skills 

Focus and attention to detail and accuracy 

Time management 

Team working 

A good working knowledge of Microsoft Excel, and Argus valuation packages or equivalent 

Detailed working knowledge of in-house data bases holding asset level details
