This position will be assigned to two of our Affordable communities in the Durham, NC area.
Job Summary
The position is responsible for overseeing community accounting and reporting functions, including compliance with housing authority regulations, rent changes, collections, and ledger adjustments. Key duties involve managing relationships with local housing authorities, coordinating inspections, tracking subsidy providers, and ensuring timely follow-up on unit abatements and rent allocations. The role also includes financial auditing, variance analysis, and participating in special projects as assigned.
Education/Certificates
High school diploma
LIHTC and/or HUD Designation(s) preferred
BA or BS preferred but may be made up with experience
Experience
Must have a minimum of 4 years’ experience in Property Management Operations
Affordable Housing experience preferred
Skills, Knowledge & Abilities
Knowledge of Yardi Voyager 7S, Yardi Affordable preferred
Basic understanding of LIHTC and HUD Compliance
Communicate effectively and possess strong business writing skills
Proficient in Microsoft Office applications
Comprehensive knowledge of Yardi Voyager including but not limited to Rent Café, CRM
Excellent organization and time management skills
Must be able to work independently and with minimal supervision and make sound business decisions as it relates to policies and procedures
Strong knowledge of bookkeeping/accounting principles
Ability to analyze data and generate relevant reports
Multi-family housing industry knowledge required
Essential Duties
Maintain community accounting and reporting needs that may include but not limited to: project and compliance rules, payments, rent changes, bank reconciliation, aged receivable audits, collections, subsidy providers, payables, ledger adjustments, unit inspections and abatements, housing authority liaison
Manage relationship with the local housing authority
Review local housing authority website daily to ensure we are tracking all upcoming inspections
Send out and follow up on all renewal letters for both residents and local housing authority.
Update and review all changes in rent allocations for residents and housing authority
Audit, review, and correct ledgers to ensure all accounts are accurate.
Establish weekly meetings with on-site team to follow up on pending inspections, re-inspections, and any inspection failures.
Communicate daily with on-site maintenance and create work orders for all inspections immediately upon awareness and track the work orders through the entire inspection process to ensure units do not go into abatement.
Assist with self-certifications as needed for compliance.
Track status of HCVs and send necessary communication to the residents
Post monthly consolidated receipts
Report all units that are at risk of going into abatement to Regional Manager and Property Manager prior to the abatement date
Write offs for past HAP credits and charges in accordance with company policy.
Review financials and research unusual variances at the direction of a Regional Manager/Regional Vice President/Vice President
Participate in special projects as directed by Regional Vice President/Vice President upon request.
Complete company required training by established deadline
Comply with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws

*The First-Year Bonus, less usual deductions, will be divided into two equal payments: the first payment following the completion of 90 days of employment, and the second payment following the completion of 1 year of employment.

Estimated Rate of Pay:
$75,000.00 - $80,000.00

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
