A day in the life

In this role, you will lead preparation projects and CAPEX initiatives across Prologis’ portfolio in Central Netherlands, ensuring buildings are delivered efficiently and aligned with customer requirements. You will partner closely with the Real Estate & Customer Experience team, customers, consultants, contractors, and local authorities to coordinate projects ranging from technical system replacements to full-scale building renovations. This position plays a critical role in optimizing asset value, improving customer satisfaction, and identifying opportunities to enhance the customer experience through Prologis Essentials solutions. Success in this role requires strong project management capabilities, stakeholder management skills, and the ability to balance operational, financial, and customer priorities in a fast-paced international environment.

Key responsibilities include:

  • Lead architects, consultants, contractors, and external partners in the planning and execution of tenant improvement and CAPEX projects across the Netherlands and Belgium portfolio.
  • Manage technical and construction projects ranging from building system replacements and fit-outs to full building renovations, ensuring delivery on scope, budget, schedule, and quality expectations.
  • Coordinate permitting processes and secure required approvals from local authorities and regulatory agencies.
  • Develop, tender, negotiate, and manage competitive bid packages for tenant improvement and capital projects with a focus on cost, sustainability, service quality, and project timing.
  • Partner effectively with Property and Asset Management teams to support portfolio performance, customer satisfaction, and operational excellence.
  • Identify opportunities to maximize portfolio value through building upgrades, modernization initiatives, and value engineering solutions that improve long-term asset performance.
  • Build trusted relationships with customers and proactively identify opportunities to introduce value-added products and services through the Prologis Essentials program.

Building blocks for success

Required:

  • 5+ years of experience in construction management, technical property management, or related commercial real estate project management roles.
  • Experience managing tenant improvements, renovations, roofing, construction, or capital improvement projects within commercial real estate environments.
  • Ability to manage multiple stakeholders, consultants, contractors, and external authorities across concurrent projects.
  • Experience overseeing project budgets, schedules, procurement, and contractor performance.
  • Proficiency with or ability to quickly learn technology tools including Excel, MS Project, Google Earth, ACAD Viewer, and Smartsheet.
  • Fluent written and spoken Dutch and English communication skills required.
  • Customer-focused mindset with the ability to identify and address operational pain points through practical solutions and services.

Preferred:

  • Experience working for a commercial contractor, real estate owner, property management company, facilities management organization, or owner’s representative.
  • Bachelor’s degree preferred in Construction Management, Business Administration, Architecture, Engineering (Civil, Mechanical, or Construction), or a related field, or equivalent experience.
  • Experience managing sustainability-focused construction or renovation initiatives.
  • Knowledge of industrial, logistics, or warehouse real estate operations and customer requirements.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
