Job Description:

The Facilities Manager will oversee the operation of the department under the supervision of the Director of Exhibition and Facility. They are responsible to strategically schedule staff in areas of facility maintenance, building operations, upgrade projects,  custodial and trades to effectively ensure a smooth operation of the facility and document repairs and duty cycle inspections within the Meow Wolf CMMS.  This includes daily and weekly infrastructure rounds, cleaning schedules, as well as determining and scheduling preventative maintenance, Fire Life Safety inspections, renovation projects, and safety inspections. Safety is a primary focus of this individual that will ensure that staff are using appropriate PPE and working safely.

Additionally, the Facilities Manager is in charge of a budget and must have computer prowess (spreadsheets tracking and CMMS software), negotiate with outside vendors and contractors. Ideal candidates have great people skills, communication skills, strong familiarity working with building systems (HVAC, plumbing, electrical) and construction as well as an interest in the immersive arts. 

How you will do it…

  • Create an effective maintenance and inspection routine for the facility and custodial staff to strategically ensure the site is fully functional, clean and ready for an immersive guest experience on site.

  • Directly supervise and inspire all facility maintenance personnel and activities including performance feedback, setting work priorities and goals, scheduling, hiring, training, promotions, and employee engagement

  • Ensure compliance with all local and federal health, safety, and building codes and maintain accurate records 

  • Track all warranty, assets, maintenance and inspection routines within the corporate CMMS

  • Manages HVAC needs ensuring proactive duty cycles are maintained. 

  • Contract and manage Meow Wolf building services such as utilities, shredding services, waste management, elevator maintenance, Fire Alarm Monitoring Systems, fire suppression, life safety systems, etc.

  • Coordinate maintenance of all building systems including HVAC, Plumbing, Electrical, water, generator, etc.

  • Ensure quality access to first aid supplies, AED fully operational, fire extinguishers.

  • Work collaboratively and in good partnership with landlord according to contract. 

  • Manage labor, productivity, quality control and safety measures set for the Facilities/ General Maintenance/ Custodial Crew

  • Continuously monitor utility costs and consumption and maintain required logs for all utilities

  • Leverage programs to maintain preventative maintenance schedules and procedures and oversee preventative maintenance, cleaning, and repairs/replacement of equipment

  • Provide input and manage levels of inventory and all purchases for parts, tools, equipment, and machinery to property standards 

  • Assists management team in identifying, coordinating and overseeing site renovation needs

  • Partner with the Director of Exhibition and Facilities in City Requirements and documentation for audits, water consumption, backflow testing, power consumption, trash and recycling, etc. 

  • Partner with Social Impact team to improve building’s recycling and environmental impact and reporting out of respect for the company’s B Corp status and environment concerns

  • Initiate, encourage, and maintain internal and cross-departmental high quality and collaborative communication

  • Hire and train staff to provide a memorable and uniquely Meow Wolf level of service to guests

  • Model and ensure compliance with all safety and security protocols

  • Collaborate with other team members to create and maintain a pleasant environment for guests and all staff working at the exhibition site

  • Be a prime motivator for a positive and constructive work environment for the team

  • Prior facility maintenance management work experience in a retail, museum, park, recreation facility, or other public space.

  • Be highly organized and have the ability to prioritize competing projects over an elongated period of time

  • Prior experience working with a CMMS to organize and document maintenance and inspection duty cycles

  • Prior background in budget tracking.

  • Work collaboratively with all Meow Wolf Staff within the exhibition staff and sister exhibitions to support team building, knowledge transfer and problem solving techniques.

  • Establish, model, and manage labor, productivity, quality control and safety measures for the Facilities team

  • Effectively delegate responsibilities and maximize resources

  • Develop, model and enforce safety rules

  • Maintain composure in stressful situations

  • Adaptable to changes in a fast-paced work environment

  • Minimum 5 years management experience in facility maintenance management, facility engineering/immersive arts and entertainment / hospitality / operations environment

  • Minimum 5 years management in EVS / Custodial services

  • Adult + Child + Infant CPR, AED, and First Aid certification

  • Proven work experience as a Facilities Manager or similar role

  • Strong mechanical aptitude

  • Ability to work a flexible schedule including weekdays, weekends, evenings, and holidays including on-call.

  • Self motivated with excellent organization skills, attention to detail, and ability to work under time constraints and established deadlines

  • Ability to multitask several activities and duties

  • Ability to lead and mentor a team

  • Patience in providing training and guidance to the staff

  • Have interpersonal skills to deal effectively with all business contacts

  • Working knowledge of Google Sheets, Google Docs and past work in computer maintenance management systems.

  • Bachelor degree in Facility Management or equivalent experience

  • Two to five years of experience as a manager or related facility education / training

  • Strong understanding of electrical systems and HVAC

To succeed in this the individual must be able to perform each essential duty satisfactorily. The qualifications listed above outline the minimum requirements for this role. 

Schedule and Supervision:

This is a full-time position, working a minimum of 40 hours a week.  It requires a flexible schedule to accommodate times the exhibit is closed to the public.  Occasional evening, overnight and weekend work are required as job duties demand. This position does require supervisory responsibility

Work environment 

This position works primarily in an indoor setting with exposure to noisy environments, dim lighting, strong visual effects including strobing lights, special effects, fog machines and small and/or enclosed spaces.

Physical Demands

  • Moving in different positions to accomplish tasks in various environments including tight and confined spaces

  • Remaining in a stationary position for prolonged periods

  • Repeating motions that may include the wrists, hands and/or fingers

  • Positioning or moving objects up to 50 pounds
