We are seeking a skilled Senior Commercial Real Estate Paralegal to join the Hogan Lovells Real Estate team in either our Denver, Colorado, or Los Angeles, California offices. The candidate must possess a high level of experience with commercial real estate transactions and national title insurance.

JOB DESCRIPTION

The position's primary responsibilities will include:

  • Order and review title commitments, zoning reports and ALTA surveys in connection with financing, investment and sale transactions. 

  • Prepare summaries, abstracts and charts of title exception reviews from all transactional positions.

  • Analyze CC&Rs, Development and REA record filings to advise attorneys of issues and obligations.

  • Interface directly with title companies to clear title exceptions and address third-party comments to obtain Proformas/Policies with endorsement coverage.

  • Secure survey proposals to obtain commercial land surveys and diligence for compliance with ALTA/NSPS requirements and site issues.

  • Order and review zoning reports to ascertain code compliance and violations.

  • Prepare title objection letters, along with seller responses in connection with acquisitions and sales.

  • Prepare closing deeds, estoppels, UCCs, Escrow letters, title affidavits and signature packets in connection with closings.

  • Monitor transaction tasks, updating the team on progress and resolutions.

  • Other duties as assigned.

QUALIFICATIONS

REQUIRED SKILLS

  • Proven track record of experience closing multi-site commercial real-estate transactions.

  • High degree of time management and organizational skills to prioritize/manage multiple projects at various stages of delivery.

  • Self-motivated with proven ability to take ownership, initiative, and accountability.

  • Positive, pro-active, professional attitude with a team-oriented mindset.

  • Excellent analytical and written communication skills.

  • Ability to communicate effectively with internal deal teams and external counterparties.

EDUCATION, CERTIFICATIONS, AND/OR EXPERIENCE

  • Bachelor’s degree required or equivalent combination of education and work experience.

  • Ten (10)+ years of experience as a commercial real estate paralegal required, with an emphasis on national title insurance.

  • Experience working in an AM national law firm commercial real department preferred.

PHYSICAL DEMANDS

  • While performing the duties of this job, the employee is sometimes required to lift equipment and/or move boxes up to 20 pounds.

HOURS

Core hours are Monday through Friday, 9:00 a.m. to 6:00 p.m., including one hour for lunch, with overtime as required.

Denver - The annualized salary range for this position is $115,000 to $145,000 depending on the candidate's overall experience and other job-related factors permitted by law.  Full time employees may be eligible for a discretionary bonus.  In addition, full time employees as well as some part time employees, will be eligible for the firm’s fringe benefits as they currently exists. 

Los Angeles - The annualized salary range for this position is $125,000 to $160,000 depending on the candidate's overall experience and other job-related factors permitted by law.  Full time employees may be eligible for a discretionary bonus.  In addition, full time employees as well as some part time employees, will be eligible for the firm’s fringe benefits as they currently exists.
