Role

Applied Materials is growing at a pace that is driving significant increases in headcount and facilities. As a result, we expect over the next five years to have the most exciting and active project pipeline in our history. In addition to enabling this growth, Applied Materials is also in the early phases of modernizing its entire global workplace portfolio, including our HQ campus in Silicon Valley. The Global Workplace and Infrastructure (GWI) team is responsible for all facilities, from acquisition through operation to disposition. Creating a compelling workplace experience for our employees is central to our mission. As a member of the GWI team, this position will play an exciting and important role in our success.

The Workplace Operations Director will be responsible for managing facilities team driving workplace experience and engineering operations for all office spaces within our Bay Area portfolio. The position is based in Santa Clara and will report to the Managing Director, Global Workplace & Technology Services.

The role requires partnering with cross-functional teams and Senior business leaders to solve business situations through creative, right solutions and right cost that elevates Applied’s workplace experience.  This will range from business (GWI) process re-engineering, building team skills and mature supply chain and vendor programs. The Workplace Operations Director is expected to be willing to travel up to 10% and virtually participate in meetings spread across all global time zones.

Key Responsibilities

Lead a team for large scale facility operations for approx. 2M sq ft. of office space with over 25 buildings supporting employees through a full-time employee and several hundreds of vendor staff.

  • Requires managing team through skills development, identify training needs and develop career plans, review performance, provide feedback, actively participate in people reviews and advocate your team’s performance.

  • Drive culture of ownership and accountability.

  • Engage with Senior Execs and as a Senior leader of GWI team, contribute to and influence decisions to evolve and transform workplace operations.

  • Drive prioritization of service offerings, execute short- and long-range planning efforts to maintain modern and efficient buildings through a proactive Capital plan.

  • Workplace operations program development for entire Bay Area campus including life cycle refresh, renovation, maintenance and repairs, energy and utility management to contribute to Company’s carbon footprint goals.

  • Focus on enhancing amenities and soft service programs (Food services, transportation, etc.)

  • Identify business requirements and feedback by effective engagement, meet business needs through effective cross functional collaboration with GIS / IT, Security, Procurement, HR, Environment, legal and vendors leadership and teams

  • Establish and manage performance through identified quantitative, qualitative metrics and SLAs.

  • Responsible for annual planning, forecasting, preparing accruals and budgeting. Review and monitor through the year through monthly and quarterly reporting.

  • Create and drive improvement programs to drive process efficiency, cost effectiveness resulting into a productive and innovative workplace for our employees.

The Candidate will have the Following:

Bachelor’s degree or higher in Engineering / Business Management.

15+ years of experience within a large corporation, preferably managing facilities operations for mid to large scale Campuses.

5+ years of experience in a project management capacity.

Experience in the semiconductor or similarly technically complex industry.

Has managed diverse team across different line of businesses (Engineering, Amenities, Soft Services).

Strong executive presence with an ability to communicate with and effectively influence senior leaders and cross functional teams.

Passion to challenge the status quo in pursuit of material performance improvement.

Experience selecting, developing, and managing global IFM service providers.

U.S. Salary Range:

$168,000.00 - $231,000.00

The salary offered to a selected candidate will be based on multiple factors including location, hire grade, job-related knowledge, skills, experience, and with consideration of internal equity of our current team members. In addition to a comprehensive benefits package, candidates may be eligible for other forms of compensation such as participation in a bonus and a stock award program, as applicable.

For all sales roles, the posted salary range is the Target Total Cash (TTC) range for the role, which is the sum of base salary and target bonus amount at 100% goal achievement.
