Now we’re looking for a Director of Land Acquisitions & Entitlement to help us expand our residential land pipeline and shape the future of development.

The Role

This is a high-impact leadership role where you’ll manage a talented team and lead all aspects of the residential land acquisition process — from sourcing and underwriting to contract negotiation and entitlement approvals. You’ll drive strategy, creativity, and execution to secure opportunities ranging from 50-lot tracts to multi-phase, 2,000-unit master-planned communities.

What You’ll Do

• Lead and mentor a team of project managers, analysts, and consultants

• Source, evaluate, and secure raw land, finished lots, paper lots, and trades

• Negotiate contracts, development agreements, and entitlement approvals

• Oversee underwriting, financial modeling, and market analysis

• Build strong relationships with brokers, developers, landowners, and municipalities

• Drive projects through the entitlement process to meet milestones and deadlines

• Implement scalable systems for deal tracking, reporting, and forecasting

What We’re Looking For

• Bachelor’s degree in Real Estate, Business, Finance, or related field

• 5+ years in residential land acquisitions with $100M+ in closed deals

• Strong background in legal review, contracts, and financial modeling

• Proven success navigating entitlements and development agreements

• Familiarity with MUDs, PIDs, utilities, and off-site infrastructure reimbursement

• Excellent communication, negotiation, and leadership skills

• Self-motivated, analytical, and results-driven
