The Assistant Housekeeping & Maintenance Manager will be responsible for ensuring all relationships with our guests, sales, vendors, associates and board members are positive and professional at all times. This is a supporting role to the Housekeeping & Maintenance Manager and Housekeeping and Maintenance operations. This position ensures overall unit and common area cleanliness and maintenance standards are within the the Wyndham Vacation Ownership standard as outlined in the Quality Assurance Program. Oversees the daily operation of resort departments including Housekeeping and Maintenance. Work in a resort that has 100-249 keys.
Essential Job Functions
Responsibilities include, but are not limited to:
1. Responsible for daily operations of Housekeeping and Maintenance: Complete daily inspections of the units, , interior and exterior maintenance and common areas to ensure compliance of WVO Operating Procedures and Department Operating Procedures. Assist the Housekeeping & Maintenance Manager with hiring, coaching, and developing associates; Assist in completing weekly labor schedules, turn cost tracking and payroll completion; Assist in managing the laundry operation: linen inventory, purchasing and security; Ensure department safety compliance as outlined in WVO Loss Prevention Program and Local, State and Federal Jurisdictions. (40% time)
2. Maintain positive customer and associate relationships:
Support and implement resort management strategic initiatives and programs. Identify areas of process improvement and leverage best practices by working with appropriate departments and colleagues as necessary. Assist in managing third party contractors including but not limited to: Landscaping, Temporary Labor, Elevator Maintenance and Refurbishment. (35% time)
3. Manage and support all financial aspects of the Maintenance and Housekeeping department: Assist in the financial and operational aspects of the Interior Cleaning, Maintenance and Common Area Maintenance Programs; including budgeting, inventory, reporting and costs control. Assist in completing tool and supply inventory, purchasing and expense tracking. (10% time)
4. Build strong working vendor/contractor relationships and knowledge of HOA: Develop professional relationships with vendors and contractors for resort and capital projects. Explain project scope, request and receive bids for presentation to resort management and/or HOA. Understand governing statues and board meeting procedures. (5% time)
5. Performs other duties as needed (5% time)
Travel Requirements
Must be able to travel for short durations (1-2 days) to attend certification training (i.e. pool, HVAC). May also need to travel locally to vendor or supplier stores for parts and supplies; this is based on resort and specific needs. Travel time could range from 5%-30%
Minimum Requirements and Qualifications
a) Education
High School diploma or equivalent required
Three plus years related experience in mechanical fields such as HVAC, electrical, plumbing.
b) Training requirements
Certification in HVAC Electrical, Plumbing is preferred
CPO
CPR Certified
OSHA Certified
Valid Drivers License
c) Knowledge and skills
Strong negotiation skills
Knowledgeable in use and safety of power tools, shop tools and equipment
Knowledgeable and experience with elevators
Knowledgeable and experience with pool pumps and filtration systems
Knowledgeable in/or EPA Certification.
Knowledgeable in ADA requirements.
Knowledgeable of power, water and sewer distribution.
Working understanding and ability to read blue prints.
Knowledgeable in fire codes and fire protection.
Excellent communication, organizational and time management skills.
Demonstrate analytical ability to grasp numbers and understand their impact
Strong leadership ability in providing work direction, motivation, performance management and disciplinary action.
Demonstrate the highest level of customer service, ethics and integrity to current and prospective owners to maintain a positive brand image and company reputation.
Ability to ensure administrative functions and duties are assigned and completed according to WVO standards, including timekeeping, vendor contracts, and personnel action forms.
Commands a presence of respect and humility; demonstrating the ability to motivate and readily communicate expectations and follow up.
Demonstrated knowledge & application of applicable codes, laws & regulations.
Ability to keep sensitive information confidential.
d) Technical Skills

e) Job experience
• Three years of related work experience
• Two to five years of supervisory or management responsibility
• Three or more years in mechanical fields such as HVAC, Electrical
Experience equivalent to the education requirement may be accepted in lieu of the education requirement.
