Job Description:

The Financial Analyst, Investments is a key member of the Ventas Investments group, a proven deal team with a strong track record, closing more than $30B+ of investments in the past decade. The Ventas Investments team is lean with a high-level of responsibility, charged with executing on the investments pipeline for this $30+ billion S&P 500 real estate investment trust. With investment sizes ranging from a few million up to several billion, the Financial Analyst is an integral driver of the underwriting, due diligence, approval and closing for potential investments across the healthcare spectrum.  Our analysts engage directly with senior management and provide accurate, thorough, and thoughtful analysis in a fast-paced, rigorous, and deadline-driven pipeline of transaction opportunities. 

The Financial Analyst, Investments will have the opportunity to work on acquisitions, dispositions, public company mergers, ground-up developments, redevelopments, and debt financings across the entire healthcare continuum, with a focus on (but not limited to): senior housing, outpatient medical, and life sciences. Team members receive strong foundational experience in real estate, REITs and transactions enabling successful careers at Ventas along with a track record of admission to top business schools (incl. Booth, Kellogg, and Wharton).

This role reports to an Investments Director.  The title of Analyst or Senior Analyst will be commensurate with the skills, capabilities, and experience of the successful candidate.

Responsibilities

Financial Analysis:

  • Financial modeling and valuation analysis to support investments across all healthcare asset classes
  • Lead modeling and analyses for various deal structures including acquisitions, joint ventures, construction & development transactions, and debt investments

Due Diligence:

  • Review and assess operator/tenant and guarantor risk
  • Conduct site visits to analyze physical real estate quality, markets, demographics and understand competitive properties
  • Accurately understand and determine transaction assumptions, facts, and risks to appropriately engage with brokers, sellers, and investment bankers
  • Partner with the Corporate Finance team to ensure transaction economics are correctly reflected in the corporate-wide financial projections for Ventas
  • Showcase the underwriting and due diligence of potential acquisitions to the Ventas executive leadership team through effective presentations

Negotiation & Closing:

  • Organize materials for closing calls, create closing statements and complete open items to fund acquisition
  • Partner with the Asset Management team to effectively integrate acquisitions

Qualifications

  • BS or BA in Finance, Economics, or similar business or analytical field required
  • 1+ years of experience; desirable experience could include: analytical roles/internships in commercial real estate, corporate finance, investment banking, or private equity
  • Confident self-starter and quick learner who requires minimal supervision and is comfortable with ambiguity
  • Understands the variable nature of investment activity and is adaptable and energized by change
  • Exhibits a high level of responsiveness, sense of urgency and passion for always doing the best work possible
  • Experience with analyzing financial statements to understand the specific drivers of a business
  • Proficiency in Microsoft Excel and PowerPoint
  • Strong quantitative, written and oral communication skills
  • Desire for 10%-15% travel
