What this job involves:

We are seeking an experienced Operations Manager to oversee the day-to-day operations of our bustling shopping centre. This pivotal leadership role requires a hands-on professional who excels at managing diverse teams, coordinating complex capital projects, and delivering exceptional tenant experiences. The ideal candidate will bring strong financial acumen, construction management expertise, and a customer-centric approach to drive operational excellence across all facets of our retail property. What your day-to-day will look like:

  • Hire, train, supervise, and mentor all permanent and contract staff while ensuring compliance with HR requirements and fostering professional development for succession planning

  • Prepare and implement annual operating expense and capital budgets, submit expenses through PROCORE and other platforms, and manage contractor payments and invoicing processes

  • Oversee capital redevelopment projects, tenant improvements, and day-to-day construction activities while securing competitive pricing and managing contractors

  • Develop and administer preventative maintenance programs using Building Engines platform, conduct building inspections, and ensure compliance with building codes and safety standards

  • Respond to tenant concerns, resolve operational issues promptly, process leasehold improvement drawings, and maintain high levels of customer service through various programs

  • Secure qualified contractors for retail operations and service contracts through competitive tendering while ensuring quality, cost-effectiveness, and compliance with industry standards

  • Provide 24-hour emergency response coverage on rotational basis, coordinate with marketing and specialty leasing departments, and assist General Manager with special projects as assigned

Required Qualifications:

  • Minimum five (5) years’ management experience in physical operations management, preferably in a shopping centre, office or mixed-use environment

  • Certification in Building Environmental Systems, or 4th Class Power Engineer

  • Must have knowledge of LEED, BOMA Best or other Sustainable Building Certification programs

  • Fully competent in all related legislation and Occupational Health & Safety

  • Working knowledge of general maintenance procedures, plumbing/carpentry skills, complete familiarity with systems management technology, HVAC , central plant, electrical/mechanical systems 

  • Working knowledge of management principles, budgeting principles, writing business cases and request for proposals

  • Computer literate and proficient with Word, Excel, Building Automation Systems (Trane Tracer Ensemble or similar) and Preventative Maintenance software (Building Engines or similar).

Estimated total compensation for this position:

152,491.00 – 152,491.00 CAD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
