Across our portfolio of live event venues and corporate offices, we have an excellent and immediate opening for a Lead Facility Technician at the ASM GLOBAL Charles F. Dodge City Center Location. Under direct supervision of the Operations Manager, the Facility Maintenance Technician will monitor and maintain all facility equipment in good working condition, including HVAC, plumbing, and electrical plants; lighting and climate control systems; roofing and drainage systems; vertical transportation, lifts and maintenance on cleaning equipment. 

Essential Duties and Responsibilities:

  • Inventories all tools, equipment, and supplies.
  • Performs corrective and preventative maintenance and upgrades on all systems.
  • Performs facility painting, patching and repairs as needed.
  • Repairs and maintains all facility systems and equipment.
  • Inspects systems throughout facility regularly in an organized manner to detect malfunctions or breakdowns.
  • Investigates malfunctions or breakdowns of systems to diagnose causes and locate the source of the problem.
  • Implements corrective actions and solutions.
  • Anticipates potential malfunctions or breakdowns and takes appropriate action to prevent or minimize curtailment of services.
  • Operates auxiliary supply systems when a breakdown occurs.
  • Assists shutdown and start-ups of utilities when conditions require it.
  • Assists with electrical, plumbing, painting, renovations and general maintenance needs as required with the operations maintenance staff.
  • Follows procedures for use of Work Orders and ASM Maintenance Manager Systems (ALTUM).
  • Adheres to OSHA, NFPA and other applicable safety codes.
  • Follow all policies/procedures, risk management, safety precautions, rules, regulations, and emergency procedures established at the facility.
  • Operate and assist the contractor with the facility’s HVAC systems to maintain the safe and efficient operation of the facility. 
  • Monitor operation of the HVAC systems, noting current status, identifying potential problems and taking corrective action where appropriate. 
  • Assist in the development and implementation of the preventative maintenance and other standard operating procedures. 
  • Perform preventative maintenance repairs, alterations, and routine operations to the facility systems. 
  • Record and log all work performed, complete work order slips and compile all required reports in a timely and complete manner. 
  • Respond to routine, precautionary and emergency alarms from building automation, vertical transportation and life safety systems. 
  • Maintain an adequate inventory of spare parts and supplies, prepare requisition forms for purchases, and pick up supplies and materials from vendors. 
  • Daily End of Night Reports and Other duties as assigned.

Qualifications

Education and Experience:

  • High school diploma or equivalent or Vocational training
  • Minimum of five (5) years related experience, or equivalent combination of education and experience. 
  • Certificate Licenses, Registrations - HVAC/plumbing certification/license strongly preferred.
  • Current driver’s license required.

Skills and Abilities:

  • Possess knowledge in methods, principles and practices required for the operation and maintenance of the HVAC systems. 
  • Possess a thorough understanding of the operational procedures, facility capabilities, industry terminology, event-related services and technical requirements for the types of events anticipated at the facility. 
  • Provide for the proper use of all tools, equipment and methodology for operations and maintenance of HVAC equipment. 
  • Have good working knowledge of commercial refrigeration and commercial kitchen equipment to assist contractor with any needed maintenance or repair (gas, electric and mechanical). 
  • Possess any licenses certificates or training required by local, state, or national authorities for the operation of the equipment found in the facility. 
  • Have basic working knowledge of electrical and plumbing to assist Licensed Electrician as needed. 
  • Read and comprehend blueprints, drawings, and other related materials. 
  • Operate equipment such as light trucks, pallet jacks, forklifts, scrubbing machines, snow removal equipment (Bobcat) and light power-driven equipment. 
  • Operate Fire Alarm Panel. 
  • Follow oral and written instructions and communicate effectively with others in both oral and written form. 
  • Organize and prioritize work to meet deadlines. 
  • Work effectively under pressure and/or stringent schedule and produce accurate results. 
  • Work independently and exercise proper judgement to handling incidents and routing matters. 
  • Maintain an effective working relationship with clients, employees, exhibitors, patrons, co-workers, and others encountered in the course of employment. 

Computer Skills:

  • Basic computer skills including Microsoft Word, Excel, and Outlook.

  • Meet the physical demands of the job, including lifting, carrying up to 75 pounds for up to 5 minutes, moving, climbing, walking and able to standing at long periods of time.
  • Constant standing, walking, bending, kneeling, stooping, reaching, moving furniture and equipment.
  • Performing work through repetitive eye/hand coordination.
  • See and distinguish objects or symbols at 20 feet or more and 20 inches or less. Depth perception, peripheral vision, ability to distinguish color and bringing objects into focus are required.
  • Meet the physical demands of this job which include being able to get in and around the facility (requires personal mobility), lifting, carrying, moving, climbing, working from various heights, and moderate to loud noises.
