JOB SUMMARY

We are seeking an experienced senior building operator to manage and maintain a high-rise office building. The ideal candidate will hold a First Class Limited Stationary Engineer License and have at least 5-10 years of experience in building operations and building maintenance. Responsibilities include operating chillers, boilers, generators, and fire systems, as well as completing building maintenance tasks related to but not limited to HVAC, plumbing, electrical issues and responding to emergency issues if they arise. Strong problem-solving skills, reliability, willing to learn and be self motivated are essential.

Job Profile Summary

Oversees and/or performs advanced level activities of maintenance and troubleshooting on all building automation systems, mechanical and electrical systems, pumps, valves, HVAC, plumbing, locks, doors, furnishings, flooring and other equipment used in the operations of corporate headquarters and parking facilities.

Essential Functions and Responsibilities

  • Monitor computerized control system to operate and maintain building heating and cooling equipment and to identify and resolve problems or emergency situations

  • Oversee and/or perform preventive maintenance, repairs and/or calibrations on equipment and facilities including, but not limited to:

    • Inspecting equipment fluid levels

    • Replacing building machinery and/or equipment

    • Switching operating modes and pumps

    • Plumbing maintenance and repairs

    • Equipment testing

    • Cleaning equipment rooms and outside areas

    • Blow down water lines and exchangers

  • Troubleshoot and diagnose difficult, infrequent problems with equipment

  • Prepare, maintain and verify technical reports and logs including, but not limited to:

    • Work orders

    • Project status reports

    • Equipment modifications, repairs and maintenance

    • Equipment and building system procedures

  • Provide guidance, training and technical assistance to building operators and less experienced employees

  • Provide guidance, technical assistance and direction to consultants, engineers and contractors performing alterations to mechanical, electrical and HVAC and Life Safety systems to ensure accuracy and completion of a job

  • Read and interpret equipment manuals, blue prints and schematics

Education

  • Bachelor's Degree or specialized experience and training in the area of maintenance and facility operations

Work Experience

  • 6 - 10 years related work experience operating and maintaining large building mechanical, electrical and HVAC systems required

  • Experience using a variety of hand and power tools, electric meters and other materials handling equipment

  • Experience with and thorough knowledge of the management of purchasing, materials management and meter operations

  • Experience and/or training related to Americans with Disabilities Act (ADA) construction building requirements

  • Experience developing maintenance schedules and monitoring activities to ensure compliance and meet objectives

  • Experience reading and interpreting work orders, maintenance logs, blueprints, diagrams, memorandums, equipment pressure and temperature readings, water and chemical levels and equipment manuals

Knowledge, Skills and Abilities

  • Ability to: apply basic arithmetic: addition, subtraction, multiplication and division, including decimals and fractions

  • Ability to: communicate and/or exchange information and instructions; conduct oral presentations

Licenses and Certifications

  • First Class Engineers License unlimited required

  • Refrigeration and Boiler License required
