The Lease Manager reports directly to Director of Real Estate Services, VCU Health. The Lease Manager plays a crucial role in overseeing the leasing renewals and other property management functions. Is responsible for providing strategic asset management and comprehensive real estate services in alignment with the organization’s strategic plans and goals to the Director of Real Estate Services.

Essential Job Statements

Provides real estate management for both owned and leased properties including acquisitions, lease administration, general management and transaction development / coordination to ensure the highest quality service delivery. 

Maintains accurate lease files and databases and creates reporting documents to keep stakeholders informed  

Manages the entire lifecycle of lease agreements, ensuring compliance, tracking critical dates, and facilitating financial transaction 

Engages real estate service providers in the development of potential real estate solutions including feasibility assessment, analyzing results, developing location planning options, and providing recommendations to senior management. 

Seeks guidance from leadership and/or upper management given unusual or unanticipated circumstances that require deviation from financial/operational policies and standards of practice. 

Independently carries out and is accountable for daily operations and other activities as assigned. 

Ensures responsibility and visible commitment of diversity equity and inclusion strategy, programs, and initiatives through collaboration and implementation of initiatives across the health system.   

Reviews and approves Common Area Maintenance Reconciliations. 

Serves as point of contact for lease issues 

Develop documentation for new and renewed leases for approval at the Executive Space Committee 

Responsible for transaction due diligence 

Provides oversight for tenant improvements in coordination with Director of Planning and Director of Construction

Employment Qualifications 

Required Education: Bachelor’s degree in Business Administration, Real Estate, or related field required; 10 years total commensurate experience considered in lieu of degree.

Minimum Qualifications 

 Years and Type of Required Experience: Five years of progressively more responsible real estate management experience, in real estate portfolio management in the healthcare industry necessary. 

Other Knowledge, Skills and Abilities Required:  Strong oral and written communication skills including report development and presentations to senior leadership. Proficiency in Microsoft Office Suite with emphasis on Excel and PowerPoint. Strong analytical and organizational skills necessary. Proven track record in negotiating and administering real estate and contracts required. Must be able to plan, supervise and establish a professional working environment within areas of responsibility. Besides managerial activities, must possess the ability to identify problems and implement solutions for operational and organizational issues. Interpersonal skills necessary to direct and assign work to subordinates, explain hospital and department policies and procedures and communicate effectively with other professionals. 

Combination of education and experience in lieu of a degree. 

Work Position: Periods of high stress and fluctuating workloads may occur. General office environment. Required to car travel to off-site locations, occasionally in adverse weather conditions. May have periods of constant interruptions. Prolonged periods of working alone.
