Job Summary

The Director, Real Estate Strategy & Analytics leads market strategy and portfolio optimization efforts to drive network performance and long-term growth. This role partners cross-functionally with Operations, Property Management, Real Estate, and Finance to evaluate markets, develop strategy, and prioritize development opportunities.

The Director oversees advanced analytics, trade area and cannibalization analysis, and competitive intelligence to inform market entry and network strategies. This position leads enterprise reporting and dashboard development, delivering clear insights and executive-ready recommendations to senior leadership while building and developing a high-performing analytics team.

This position will report to the Head of Real Estate Analytics and is based in Charlotte, NC.

Key Responsibilities

Market Strategy & Portfolio Optimization

  • Lead collaboration with operations, property management, and real estate teams to evaluate markets and determine strategy of network
  • Develop tools and templates used for the market optimization process
  • Lead analytical modeling and market optimization efforts to identify, evaluate, and prioritize opportunities.

Reporting, Dashboards & Insights

  • Oversee the creation and maintenance of standardized reporting and dashboards that track real estate pipeline, cost performance, capital deployment, and asset utilization globally.
  • Provide actionable insights and recommendations to senior leadership, improving visibility and accountability across the portfolio.
  • Establish KPI frameworks and benchmarking methodologies that guide performance measurement across regions and functions.
  • Lead competitive analysis and tracking of competitive openings, closings, and M&A activities
  • Support process improvement through collaboration with Real Estate, Data and Analytics, and Business Intelligence as well as other functional groups and business units. Identifies, leads valuation, and deployment of various analytical tools to streamline process and improve insights
  • Build reports, develop presentations and storylines for strategic initiatives

Talent Development & Capability Building

  • Recruit, develop, and lead a high-performing strategy & analytics team, building strong technical, analytical, and business capabilities.
  • Foster a culture of continuous improvement, innovation, and collaboration.

Perform additional tasks and duties as assigned

Requirements

  • Bachelor’s degree in Business, Finance, Real Estate, Data Analytics, or a related field; MBA or Master’s preferred.
  • 12+ years work experience with real estate, analytics, real estate, or finance
  • 7+ years of management responsibility.
  • Strong knowledge of real estate and construction process
  • Experience developing market & store level strategies
  • Demonstrated expertise in market optimization, site selection modeling, trade area and network analysis, and cannibalization assessment.
  • Proven track record leading analytics functions supporting development, construction, property management, and facilities.
  • Strong command of analytics and visualization tools (e.g., Power BI, Tableau, Alteryx, ArcGIS, SQL, Snowflake).
  • Advanced Microsoft Excel and PowerPoint proficiency
  • The person must be able to learn and adapt to the changing landscape and also implement change management
  • Highly organized with the ability to manage multiple projects, meet tight deadlines, and continually prioritize and re-prioritize tasks as new projects are assigned
  • Must possess strong analytical skills and strong attention to detail
  • Comfortable working independently and in cross-functional teams
