Reporting to the Associate Vice President Real Estate, the Director of Real Estate Services will have comprehensive oversight of the day-to-day real estate operations including oversight and execution of real estate transactions, portfolio and property management functions for land and leases for the Health System and any related entities. This role will evaluate operations and provide important data and insights that will influence strategic direction. The Director will also assess and adjust procedures and processes to maximize efficiencies while achieving departmental objectives. The Director will be responsible for property acquisitions and dispositions, commercial and residential leasing, property management, market research, leveraging private commercial and market resources, facilitate agreements, easements, and coordination around various development, and be responsible for any due diligence. The role will liaise with strategy and business development, legal, finance, and supply chain. The Director will also support the implementation of other real estate related projects with anticipation that the function will increase in responsibility over time. Ability to handle confidential and sensitive matters and work with timelines.

Essential Job Statements

  • Collaborates with stakeholders to develop contracts and agreements and providing contract administration and monitoring with applicable terms and provisions. 

  • Provides oversight and responsibility to coordinate a large volume of diverse and wide-ranging real property transactions for the Health System, including office, retail, rental, leasing, and land and performing all due diligence. Property management requirements including leasing of owned properties, preparation of building operating statements, reporting of financial performance, general property accounting, and managing capital budget. This position serves as the Health Systems primary contact for these operations. 

  • Collaborates with VCUHS strategy and business development, legal, finance, and supply chain for all transactions. . Assists clinical and business leaders in framing requests and ensuring alignment with organizational goals. 

  • Leads process-oriented planning for requested transaction and collaborate with stakeholders and consultants. Oversees real estate portfolio for land and leases by engaging stakeholders.  Cross -functional responsibilities include mobilizing and coordinating cross-functional teams to execute requested transaction, while adapting to changing priorities 

  • Cross -functional responsibilities include identifying solutions that enhance organizational knowledge, function, and consistency by collaborating with technical teams. Reassesses priorities and competing demands; adjust allocation of time and resources to increase efficiency and effectiveness.  

  • Collaborates with Real Estate team, strategic facility planning, designing and construction.  Participates in the development of goals and objectives for team and ensures short and long-term goals are met. Completes ongoing training  and follows all  processes and procedures Maintains all records of transactions.  

  • Collaborates with Real Estate team members of the Strategic Facility Planning and Construction and assist with training, coaching and mentoring as well as leading by personal example and accountability. Evaluates performance, counsels and recommends appropriate corrective actions as appropriate.  Responsible for meeting all determined performance metrics 

  • Implements approved analysis for forecasting, projected and actual performance, e.g. demand/growth analysis, historical trends and market share. Delivers clear, concise written reports, presentations, and graphically information of complex data to key stakeholders and senior operations. Prepares material for all meetings and board presentations.  

  • Ensure all activities, procedures and protocols are compliant with internal and external regulatory and legislation.  

  • Manages external partners, VCUHS, and internal stakeholders. Monitor compliance with industry standards, external regulatory entities and internal policies and procedures. 

  • Provides strategic and comprehensive real estate services and management that align with and support the Health Systems strategic plan and institutional goals, while at the same time giving consideration to the economic development and engagement activities coordinated with the Health System leadership. Collaborating with facilities planning and construction and administrative leadership to ensure critical communication and coordination.

Employment Qualifications


Required Education: 

Bachelor’s degree in healthcare, business administration, real estate, or closely related field and at least five years' experience in real estate transactions, property management, business operations and collaboration with administrative leadership and team or equivalent combination of education and experience 

Preferred Education: 

Master’s degree in healthcare, business administration, real estate or closely related field.  

Licensure/Certification Required: N/A 

Licensure/Certification Preferred: 

Certifications and/or registrations in functional area

Minimum Qualifications 

Years and Type of Required Experience 

Required: 5+ years of related experience with working knowledge of real estate concepts such as valuation and negotiation principles, policies, techniques, real estate law, property descriptions, land title reports, instruments of ownership, property management, leasing, surveys, deeds, titles, plats, and contract writing and interpretation in institutional, commercial, and governmental settings; knowledge of basic real estate financial analysis 

Years and Type of Preferred Experience:

Prior leadership experience, Real Estate, Healthcare experience 

Other Knowledge, Skills and Abilities Required: 

Minimum seven (7) years of progressive management experience in a hospital,  healthcare, finance or  real estate field with a  working knowledge of real estate concepts such as valuation and negotiation principles, policies, techniques, real estate law, property descriptions, land title reports, instruments of ownership, property management, leasing, surveys, deeds, titles, plats, and contract writing and interpretation in institutional, commercial, and governmental settings; knowledge of basic real estate financial analysis.

Proven ability to use prudent judgment to identify and evaluate alternative solutions and make effective business decisions and recommendations.  

Ability to present to leadership and board. 

Minimum three (3) years management experience in healthcare, finance, real estate industry preferred.  

Detail oriented with the ability to write legible, clear, and concise reports and in examining title reports, surveys, property descriptions, appraisals and environmental surveys/reports.
