Job Description:

Custodial Manager
 

Purpose: To lead the overall Custodial Team operations for Convergence Station.
 

Location: Denver - Convergence Station
 

Compensation: $78,720.00 - $99,630.00 USD Annual. Compensation for candidates outside of CO may vary based upon location and experience.

The Custodial Manager is responsible for helping carry out the essential functions and responsibilities of the Custodial team as determined by the Director of Facilities & Exhibition. They support and lead the day-to-day operations of the Custodial Team by drafting schedules, coordinating daily tasks amongst team members for efficiency, implementing training programs, documentation drafting, and other administrative duties as assigned. The Custodial Manager reports directly to the Facilities Manager. 

The Custodial Manager plays a crucial role in team organization and communication. Supporting the Facilities Manager, they are a go-to resource for all Custodial team concerns, daily needs, and scheduling concerns. 

How you will do it…

  • Identify, coordinate, and oversee site projects as they relate to the janitorial teams

  • Creates and publishes weekly schedules for the Custodial Team using labor reports, attendance models, and other tools to ensure efficient operations and/or working with the site’s Scheduling Manager to support scheduling efforts

  • Coordinate and prioritize day-to-day activities and projects to the team’s Leads & Associates to accomplish tasks by scheduled deadlines 

  • Assists with addressing call-outs/modifications to daily schedules as needed

  • Maintain vendor relationships and coordinate site visits for routine maintenance and one-off visits

  • Make recommendations based on expertise to inform decisions around building maintenance procedures as they relate to preferred vendors, materials/supplies, equipment, and more

  • Hire and train staff to provide a memorable and uniquely Meow Wolf level of service to guests

  • Collaborate cross-departmentally to create and maintain a pleasant environment for guests and staff

  • Support maintaining and organizing records of warranties, licenses, training records and preventative maintenance schedules 

  • Familiarity with building management systems

  • Maintain an orderly workspace throughout all areas of business

  • Assist with the maintaining of material and equipment supplies, by regularly monitoring inventory levels, anticipating needs, and placing/expediting material orders

To be successful in this role…

  • 5+ years of experience managing EVS/ Janitorial Services or building maintenance teams

  • Proven work experience in a Facilities/Custodial Department or similar role

  • Effective communication of responsibilities and expectations

  • Direct experience supervising employees and the ability to lead, motivate, and develop teams to meet individual goals and Company objectives

  • Experience using and maintaining common tools, equipment, and materials used in cleaning and maintenance

activities.

  • Thorough knowledge of methods used in the cleaning of buildings, occupational hazards, and safety rules and regulations

  • Ability to thrive in a fast-paced environment and be adaptable to the changing demands of a rapidly scaling startup

  • Ability to demonstrate exceptional organizational skills and an ability to multitask, prioritize, and meet deadlines in a fast-paced and team-oriented environment

  • You should possess a positive attitude seeking solutions to challenges by including team feedback and suggestions in your approach

It would be nice to have…

  • Prior work experience in a retail, museum, park, recreation facility, or other public space

  • Ability to follow instructions and pay attention to detail

  • Experience with general Janitorial duties and cleaning equipment

  • Prior work experience in a physically demanding field: Environmental Services and Janitorial

  • Experience and ability to operate general hand tools and cleaning equipment

  • Ability to maintain cleaning equipment and machinery

  • Adult + Child + Infant CPR, AED, and First Aid certification

  • Bilingual, especially but not limited to English and Spanish

  • Be enthusiastic about work and creating a transcendental guest experience

  • Listen and communicate with compassion and positivity

  • Demonstrate flexibility and receptiveness to change

  • Working knowledge of commercial electrical, plumbing, HVAC, and life safety systems

  • Willing to work outside comfort zone to assist guests or fellow team members

  • Maintain professional courtesy and behavior at all times

  • You will use Google Suite to create calendar meetings as well as track, analyze, and share data-centric updates with internal stakeholders across time zones.

  • You will use When I Work to publish team schedules

  • You will use Asana as the chosen Project Management tool

  • Additional software and tools may be used to perform this job successfully

Work environment & physical demands…

  • Work Environment: This position is onsite at Convergence Station in Denver, CO.

  • Physical Demands: 

    • This position operates in an office environment as well as a museum/ art exhibit. This role routinely uses cleaning equipment, such as mops, vacuums, and other cleaning tools.

    • Employees may be required to lift up to 60lbs. Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.

    • The employee will comply with company and OSHA standard workplace safety protocols.  Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.  

  • Work Schedule: This is a full-time position. Schedules are based on business needs. This position requires a flexible schedule to accommodate the time the exhibit is closed to the public. Occasional evening, weekend, and holiday work may be required as job duties demand

  • Supervisor Responsibilities: 

    • Supports appropriate staffing of work center by participating in hiring activities and providing feedback on candidates

    • Supports a culture of performance and feedback by coaching on the spot and elevating areas of concern to management

    • Trains staff on best practices and standards. Areas of training include guest services, quality control, cleaning procedures,  and safety (regulatory and internal).

    • Communicates day-to-day activities and programming to the Guest Service Leads & Associates 

    • Assist with any guest or employee-related issues in a professional manner

  • Travel: Minimal Travel expected,
