The Position:

The Associate will join as a member of the Chicago Office Leasing team, primarily responsible for the marketing and leasing of Chicago office portfolio. This position reports directly to a Managing Director. The Associate must be a self-starter, a team player, an enthusiastic networker, and have the desire to become a keen brand ambassador for Tishman Speyer.  In addition to sales, active networking (to both future customers and brokers) and diligent lease negotiation, this Associate will be required to perform comprehensive financial and market analysis that forms the basis for decisions on new and renewal lease transactions. The Associate will interact with other departments, including acquisitions, development, finance, asset management, marketing and property management. Intimate knowledge of the Chicago office market (i.e. supply / demand fundamentals and macro trends) is required.

Responsibilities:

  • Support Leasing team with deal analysis, proposals and RFP responses, negotiations and partner approvals with goal of running transactions independently
  • Perform financial analysis on potential lease transactions and pro forma comparisons
  • Track and analyze market data and trends in justifying lease economics for potential transactions
  • Coordinate and participate in tours of assets with existing and potential future tenants; proactive broker outreach, and coordination of marketing functions / events
  • Help build and execute marketing plan for assigned assets
  • Draft and negotiate lease proposals, term sheets, and working with team members and outside legal counsel to negotiate and finalize lease transactions
  • Actively participate in industry organizations (i.e. conferences and trade groups), meet with existing and prospective customers, and support other departments in leasing-related issues
  • Facilitate monthly leasing activity reporting to investors and help prepare annual budgeting
  • Closely coordinate with asset management team(s) to identify and managing leasing risks & opportunities

Minimum Qualifications:

  • Bachelor’s degree and 2 - 6 years of experience in real estate (at least 2 years in a leasing specific role), with analytical (e.g. real estate, finance, investments) work and/or research a plus
  • Strong attention to detail, interpersonal / communication skills and public speaking ability
  • Adapt to changing and challenging situations, think and act strategically and demonstrate strong problem-solving capabilities
  • Strong quantitative abilities with at least cursory knowledge of financial modeling and working knowledge of basic financial analysis, i.e. Net Present Value and other return metrics
  • Ability to present information (verbal and written) in a clear, concise and thoughtful manner
  • Must display initiative / good judgment in managing multiple tasks and priorities
  • Ability & strong desire to collaborate and work as part of a team / across multiple teams internally
  • High level of overall enthusiasm
  • Must have Illinois Salesperson license
