Lead Project Superintendent – 55+ Active Adult Multifamily Project

About the Opportunity

North American Properties Southwest (NAPSW) is seeking a Lead Project Superintendent for our upcoming 192-unit, 55+ active adult multifamily community located in Allen, Texas. The project will break ground in January 2026 and represents NAPSW’s continued commitment to developing high-quality residential communities. We are a hands-on, collaborative team that values communication, accountability, and respect for every team member’s input. This position offers the opportunity to lead field operations on a significant new development while shaping the future of our regional construction team.

Position Overview:

The Lead Project Superintendent will serve as the on-site authority for all construction activities. Working from the field office, this role is responsible for day-to-day site operations, schedule management, subcontractor oversight, safety enforcement, and quality control. The Superintendent will also play an integral role in helping to build a field team and ensuring all construction activities align with company standards and project goals.

Key Responsibilities:

  • Lead all daily onsite construction operations from groundbreaking through project closeout.
  • Oversee, coordinate, and direct subcontractors, suppliers, and onsite personnel thru various/multiple phases of construction on the jobsite.
  • Clearly and accurately delegate authority and responsibility to field staff. 
  • Oversee and coordinate subcontractor performance, schedules, and compliance with project documents.
  • Enforce safety, quality, and cleanliness standards on the jobsite.
  • Assist in the development of the baseline schedule, track progress, and address issues and potential delays proactively to upper management.
  • Maintain and update the project schedule once a month and communicate progress to Ownership and upper management.
  • Schedule inspections with the City of Allen and 3rd party inspectors, and ensure adherence to all applicable codes, ordinances, and standards in accordance with project documents. Monitor all failed inspections and ensure corrections are completed before reinspection.
  • Oversee the management of daily reports, safety reports, test results, quality control reports, and as-builts drawings. Monitor all non-compliant items are corrected before retesting and reinspection.
  • Lead weekly foremen’s meeting and daily coordination with subcontractors and field personnel.
  • Monitor, enforce and maintain job safety for the project and establish jobsite safety program.  Ensure all subcontractors, vendors, field personnel are using required safety equipment and continually monitoring the job site to ensure safety requirements are met.
  • Oversee completion of all punch lists and correction of all punch list related conditions.
  • Assist in hiring and provide oversight of assistant superintendents and field staff.
  • Maintain good relationships with Ownership, City staff, Allen Fire, inspectors, and neighbors through professional communication coupled with implementation of well-planned, thoughtful construction logistics and sequencing plan. Communicate all construction phasing and milestones with City building officials and Allen Fire.
  • Communicate effectively with the Ownership, upper management, and project management team regarding site progress, challenges, and upcoming milestones.

Qualifications:

  • Minimum 10 years of experience as a superintendent on multifamily wood-frame projects (Type V construction required).
  • Strong leadership skills with proven ability to manage complex project schedules and multiple subcontractor trades.
  • Bilingual (English/Spanish) preferred for effective field communication, but not required
  • Proficient with Procore, Bluebeam, Microsoft Project, and Excel.
  • Knowledge of current building codes, inspection processes, and safety regulations.
  • OSHA 30 certification and First Aid/CPR preferred.
  • Excellent communication, organizational, and problem-solving skills.
  • Ability to represent NAPSW with professionalism and integrity in all field interactions.
