Job Description
The Regional Senior Project & Programme Manager will work as part of a dedicated on-account Client, working under a Regional PMO, managing the end-to-end delivery of varying types of Client CapEx projects, across multiple countries in APAC. These projects will include office and workplace refurbishments, restacks, security programmes, relocations and expansions, plus others. The role will report to the APAC Project Delivery Lead under the PMO. The focus of the Regional Senior Project & Programme Manager will be to work independently to across their assigned projects, providing hands-on delivery, coordination and leadership, ensuring strict adherence to scope, schedule, budget, safety, and quality — while managing complex stakeholder, vendor, and internal Client dynamics within a live, high-profile office environment. You will be responsible for leading specific project workstreams, ensuring coordination and integration across the project programme.

What this job involves:
General Responsibilities
· Full lifecycle delivery of regional CapEx projects.
· Management of and coordination with all external consultants, contractors, and vendors appointed to the project.
· Coordinate closely with internal Client functions including Sourcing, Workplace Design, IT, Security, Legal, and Finance, plus others.
· Ensure delivery is compliant with Client governance and JLL key performance indicators.
· Actively drive project procurement and enforce contract performance across all parties.
· Participate in and chair weekly project meetings and ensure timely distribution of accurate minutes.
· Contribute to and produce detailed monthly reports covering safety, program, budget, risk and actions.
· Act as primary point of escalation for project issues, risks etc.
· Drive HSE behaviours and compliance
Key Result Areas:
SUCCESSFUL DELIVERY
· Implement site-specific Safety and Environmental Plans compliant with HK regulations and Client standards.
· Manage contractual and commercial risk across vendor packages.
· Establish project-specific organization structure aligned with Client governance.
· Maintain a master programme with critical path milestones, phased work and interdependencies.
· Oversee budget control, working with the consultant team to track, forecast, and report variances weekly.
· Administer contracts professionally to protect Client and JLL interests.
· Ensure quality control systems are embedded and Client satisfaction surveys are conducted post-handover per floor.
· Utilize JLL and Client technology platforms for real-time project tracking and reporting.
BUSINESS OUTCOMES
· Develop relationships with other business lines within Client and JLL organisations with the aim of encouraging collaboration.
· Represent JLL as trusted advisor to senior Client stakeholders throughout project duration.
· Support pursuit of industry awards for project excellence in Hong Kong/APAC region.
· Provide lessons learned and case studies to enhance Client and JLL’s regional project delivery playbook.
LEADERSHIP
· Represent the PMO and project team through professionalism and delivery excellence.
· Be recognised as key project personnel by the Client and by internal teams, liaising and coordinating with other JLL functions based on-account (i.e. FM/Operations, Workplace Design etc.)
· Model JLL values and foster a culture of accountability, collaboration, and innovation.
· Coach junior staff and delegate effectively to build team capability.
PERSONAL EFFECTIVENESS
· Maintain rigorous personal and team performance standards under dedicated deadlines.
· Collaborate with JLL regional leadership to resolve escalated issues swiftly.
· Seek advice and collaborate with other senior staff in exploring solutions to problems and areas of risk that arise.
· Make decisive, data-driven decisions to keep project on track.
RELATIONSHIP BUILDING
· Build trust with Client executives, building management, and external partners.
· Maintain JLL’s reputation as a reliable, transparent, and results-driven delivery partner.
· Promote open, constructive and collaborative relations with superiors, subordinates, peers and clients.
COMMUNICATION
· Communicate project status clearly and frequently to all levels — from frontline teams to C-suite.
· Listen actively, respond promptly, and lead by example in all interactions.
· Conduct post-completion review to capture successes and improvement areas for future projects.
Additional Requirements for This Role
· APAC regional project delivery experience, working across different countries
· Minimum 10-15 years’ experience in large-scale commercial fit-out or base-build projects
· Proven track record delivering successful, commercial office / workplace projects
· Fluent in English required.
· Experience using technology systems and software.
· Ability to navigate complex stakeholder matrices in global financial institution environments
