abrdn is seeking a passionate, committed and experienced investment professional with initiative and the right hunger to contribute to the REMM team in its drive to new heights as a team.
Screening of new investment opportunities
- To take the lead in reviewing and screening unlisted real estate opportunities (e.g. unlisted property funds, JVs, secondaries, co-investments, clubs, etc) in Asia Pacific
- To cultivate relationships to originate new investment opportunities
- To assess the suitability of investment opportunities for clients
- To work with analysts on maintaining a robust database of APAC pipeline opportunities
Analysis and evaluation of investments
- To lead peer analysis of similar strategies / opportunities
- To lead, perform and co-ordinate the due diligence process for new investments, including performing financial modelling, commercial due diligence, negotiations, legal due diligence, tax due diligence and preparation of investment memorandums for Investment Committee approval
Financial modelling
- Work with an analyst to develop and maintain the portfolio/fund-of-funds models, as well as underlying fund models.
- To review property and/or fund-level financial/cash flow models
Portfolio and investment management - As an investment manager, you are expected to:
- Take the day-to-day lead in the portfolio management of a few accounts/mandates, which includes supporting portfolio construction, pro-active oversight and monitoring of the portfolio’s investments, preparing reports to clients and client communication/presentations
- Lead, review and work on/maintain the portfolio/fund-of-funds models as well as underlying fund models, working together with a supporting analyst
- Be responsible for the preparation of investment and portfolio reports for investors.
- Perform annual portfolio analysis and hold/sell analysis
- Prepare the annual investment plan for the portfolios under your management, and implement the plan (e.g. capital deployment, disposals, etc) effectively to drive performance results
- As a senior member of the team, participate in Investor Board and/or Advisory Committee meetings of underlying investments, to ensure alignment with stated strategies and good corporate governance
Client Engagement and Meetings
- As a portfolio manager, you will be responsible for client queries and requests relating to your portfolio/s,
- You will also take the lead in preparing materials for investor meetings, as well as participating and presenting portfolio progress to clients once you are ready
Investment Committee, Teamwork and Collaboration
- As a senior member of the abrdn REMM team, you will be a voting member of the REMM Investment Committee (global), and responsible for supporting the implementation of the investment process across the global REMM team
- As an Investment Committee member, you will participate in reviewing new investment proposals or divestment proposal, or other matters for approval, on a global basis
- To play the role of “senior” to the younger members of the team, offering advice and guidance as needed
- To assist, support and contribute in the development of AUM growth as required
Skills and experience requirement:
- Minimum 8 years of relevant professional experience, including
- At least 5 years’ direct real estate experience (asset management, acquisitions, portfolio management, research); and/or
- At least 5 years’ experience investing in real estate funds (primaries, secondaries, co-investments, JVs) Similar experience (e.g. real estate consultant work) will be considered.
- Skills will include:
