ABOUT THE ROLE

Bedrock’s Cleveland portfolio is in an exciting moment of growth and transformation. From the adaptive reuse and long‑term redevelopment vision of Tower City to a multifamily presence at The May Company building and an expanding pipeline of projects, this market presents an opportunity for experienced real estate leadership to have a direct and visible impact.

The Director of Property Management serves as the central operational leader for all property management and engineering activities in Cleveland. This role provides oversight and direction across residential, commercial, and engineering functions to ensure assets are operated to Bedrock standards, with strong financial discipline, operational accountability, and a consistent tenant and occupant experience.

Reporting directly to the Managing Director, Cleveland, this role is responsible for establishing long‑term operational clarity and leadership across the portfolio following a period of interim oversight, and for supporting Bedrock’s objectives as a best‑in‑class owner‑operator in Downtown Cleveland.

CLEVELAND PORTFOLIO OVERVIEW

The Director will oversee operations across the following assets and teams:

Multifamily / Mixed-Use

  • The May Company Building - a primarily multifamily, mixed‑use asset supported by an on‑site property management team.

Commercial & Transitional Assets

  • Tower City - a landmark mixed‑use complex undergoing long‑term repositioning, requiring thoughtful, cost‑conscious operational leadership.

  • 250 W Huron - an office asset requiring active operational oversight and coordination with leasing and hospitality partners.

  • Dormant or held assets - properties managed to minimize carrying costs and preserve future redevelopment or disposition optionality.

  • Assets under development or transition requiring operational coordination with tenants, operators, asset management, and development partners.

Direct reports to this role will include property management leadership across residential and commercial assets, engineering leadership, and residential leasing, as applicable based on portfolio needs.

ESSENTIAL FUNTIONS

Financial Oversight & Performance

  • Own annual budgets and forecasts for all managed assets, partnering with Accounting and Asset Management to drive financial performance and NOI outcomes.

  • Monitor monthly performance against plan; identify variances and direct corrective actions.

  • Oversee vendor procurement, contracts, and service agreements to ensure cost discipline and service quality.

  • Ensure compliance with applicable financing, regulatory, and reporting requirements.

Operational Leadership & Accountability

  • Provide leadership and direction to residential, commercial, and engineering teams, ensuring alignment with Bedrock standards and priorities.

  • Establish and maintain consistent operating procedures, workflows, and performance expectations across the portfolio.

  • Serve as the primary escalation point for complex operational, tenant, or asset‑level issues.

  • Lead regular inspections and operational reviews to identify risks, gaps, and improvement opportunities.

Engineering & Asset Care

  • Oversee Cleveland engineering operations through leadership of the Engineering Manager.

  • Apply working knowledge of mechanical, electrical, plumbing, and building systems to guide priorities, evaluate risks, and support informed decision‑making.

  • Ensure preventive maintenance, capital work, and system performance are planned, documented, and aligned with near‑ and long‑term asset goals.

Tenant, Stakeholder & Portfolio Coordination

  • Cultivate productive relationships with residential and commercial tenants, supporting lease compliance, renewals, and issue resolution.

  • Coordinate with Leasing, Legal, Development, and external partners on matters affecting portfolio operations.

  • Represent Bedrock professionally with tenants, vendors, and community stakeholders.

Transitional & Redevelopment Support

  • Provide operational leadership for assets in transition, balancing daily performance with long‑term redevelopment or disposition objectives.

  • Advise leadership on operational considerations related to redevelopment, acquisitions, or portfolio strategy.

All other duties as assigned.

POSITION QUALIFICATIONS

  • Demonstrated ability to independently assess and solve complex operational and organizational problems and advise senior leadership on decisions impacting asset and portfolio performance.

  • Strong working knowledge of commercial and multifamily property management operations, financial management, and building systems sufficient to provide credible engineering oversight.

  • Proven ability to communicate clearly, exercise sound judgment, manage stakeholders, and lead teams with accountability.

POSITION REQUIREMENTS

  • 10+ years of progressive property management experience, including exposure to commercial and multifamily/mixed‑use assets.

  • Demonstrated ownership of budgets and P&L performance with accountability for financial outcomes.

  • Prior experience leading and developing property management teams.

  • Bachelor’s degree in Business, Real Estate, Construction Management, or related field preferred, or equivalent professional experience.

  • Experience with transitional, adaptive reuse, or redevelopment‑stage assets preferred.

  • Familiarity with Yardi, Salesforce, or similar property management platforms preferred.

  • Urban or downtown portfolio management experience preferred.

  • CPM, RPA, or comparable professional designation preferred.

  • Familiarity with BOMA standards, LEED, or other commercial real estate operational frameworks preferred.

WORK ENVIROMENT

  • Bedrock is an in-person, five-day-a-week workplace. All team members are expected to work on site Monday through Friday during standard business hours, unless otherwise specified by their leader, role or designated shift.

  • Some roles may have flexibility to work remotely on Fridays, based on the nature of the work and business needs. This flexibility is granted at the discretion of the Company and may be adjusted at any time.

  • Physical Requirements: Prolonged periods of sitting and computer use; occasional movement between buildings; ability to lift up to 15 lbs. Occasionally.

The compensation information below is provided in compliance with all applicable job posting disclosure requirements. The compensation for this position is $135,000 to $150,000. The position is also eligible for an annual bonus and other employment-related benefits including, but not limited to, medical, dental, and vision benefits, 401K retirement plan, and paid-time off.
