Compensation: Towne Park is committed to offering competitive, fair, and commensurate compensation. Actual compensation will be based on a candidate’s job-related skills, experience, education or training, and location. The annual base pay range for this position is $95,000 - $120,000.

Benefits: Employees are eligible to enroll in medical, dental, and vision insurance, accident insurance, critical illness insurance, hospital indemnity insurance, and telemedicine benefits. Employees are provided company-paid basic life and AD&D insurance as well as short-term and long-term disability. Employees are also able to enroll in the company’s 401k retirement savings plan.

Paid Time Off: Employees accrue 0.0654 hours of PTO per hour worked up to a maximum of 136 hours per calendar year. Employees receive 6 paid holidays throughout the calendar year and employees accrue up to a maximum of 4 paid floating holidays per calendar year.

SUMMARY

The Portfolio Manager, T-Park has direct accountability for the T-Park business unit within Towne Park and is responsible for the portfolio’s performance for financial and client satisfaction/retention objectives. The Portfolio Manager leads, allocates and directs both Towne Park and vendor resources as needed to ensure business plans, corporate initiatives, and Towne Park cultural perspectives are incorporated in the portfolio.

Client Relationship Management.  Initiates and nurtures all site level client relationships leading to client satisfaction, retention and promotion. Partners with sales team on ownership of corporate level client relationships.  Prepares for and conducts monthly business review meetings with corporate and hotel level clients. Actively manages plans for maximizing client and Towne Park financial success and for achieving “client promoter” status at all locations.  Partners with the Customer Support team in the Center of Excellence on customer support trends, needs and escalations.

Operations Leadership.  Understands and drives business metrics and performance measurements to ensure effectiveness, high performance and compliance within the market. Assesses work processes regularly to ensure functionality, effectiveness and efficiency.  Maintains a detailed technical understanding of all aspects of the T-Park platform to be able to understand and drive performance, and to assist clients in optimizing the tools we provide them with.

Financial Management.  Direct accountability for the performance of 100+ T-Park locations to budget.  Responsible for collecting data from hotel clients to rhythmically update forecasting, for facilitating the month-end invoicing process, and for driving results.  Partner with Finance to continue to build tools to improve processes and ensure accurate internal and external reporting.

Parking Systems Partnership.  Maintains regular contact with the parking systems team to ensure new sites open on time and launch successfully.  Works directly with the new site and parking systems team to transition customers to the T-Park portfolio post go live.  Acts as the point of contact for these relationships and advances partnerships as applicable.  Participates with the parking systems team in the planning of new features for the T-Park/Nexity platform based on internal and external feedback.

Sales Enablement.  Works directly with T-Park sales team and Towne Park’s global commercial team to aid in the new business development effort.  This includes assisting in opportunity assessments, traveling to meetings and trade shows, and participating directly in the client sales process when needed.  Monitors client relationships for opportunities to grow with existing clients and facilitates such opportunities with T-Park sales team.

QUALIFICATIONS

Education:

  • Bachelor’s degree from a four-year college or university preferred

Required Licensure, Certification, etc.:

  • N/A

Work Experience:

  • Minimum of three (3) years, preferably five or more (5+) years of parking operations management experience or parking technology experience.  Multi-unit oversight responsibility highly preferred.
  • Extensive understanding of parking technology and remote oversight of distributed operations.
  • Previous P&L and income statement responsibility for a multi-unit organization

Knowledge:

  • Extensive knowledge in technology, operations, finance/analytics, client relationship management

Skills:

  • Ability to effectively plan, set priorities, and manage complex projects simultaneously while working under pressure to meet deadlines and achieve business results.
  • Computer proficiency and technical aptitude with the ability to utilize MS Office (Excel, Word, PowerPoint and Outlook) as well as conceptual understanding of database architecture and business analytics (Power BI).
  • Extensive experience with parking point of sale technology, project management software (Smart Sheet) and various technology applications.
  • Written and verbal communication skills to effectively address all levels of individuals.
  • Ability to exercise considerable judgment and discretion in dealing with matters of significance for the company.
  • Ability to represent the company effectively in a variety of settings with a demonstrated understanding and appreciation for diverse cultures.
  • Ability to read, analyze, and interpret general business policies, procedures, equipment manuals, training materials, and corporate communications.
  • Ability to compose professional internal and external business communications including reports, proposals, memos, letters, and e-mails.

SCOPE                                                                                                                               

Authority to Act:

  • Performs duties with little direction given, operating from established directions and instructions. Decisions are made within general Towne Park policy constraints but occasionally require independent decision making.

  • The employee has authority to develop. Manage and control a department(s) budget.
