Your new role

The Manager of Facilities & Real Estate, Brazil, is a position responsible for implementing the division’s overall real estate and property operations strategy for all offices in Brazil, all facilities service lines, working closely with the stakeholders/leaders of the various business units to ensure effective communications and proper implementation throughout.

Your role accountabilities

  • Supports the implementation of the real estate plan/strategy in Brazil, in conjunction with internal/external resources that ensures the availability of space at the right price;
  • Negotiates payments/contracts/proposals with suppliers with significant flexibility to accommodate changing requirements;
  • Maintains lease admin/information in conjunction with International and Global processes that ensures the accuracy of rent payments, and a timely review of notifications provided in the lease agreement.  Reviews operating and tax escalations for accuracy and proper payment;
  • Contributes to the development of (and implements) standards and processes used to define how space is utilized and maintained.  Analyzes cost and customer requirements with industry standards to ensure consistent cost effective use of WBD facilities;
  • Addresses all required work space, ergonomics, furniture, furnishings, support space, and the maintenance required to support the above, collaborating with International leads over Design & Construction and Workplace Strategy where appropriate;
  • Understand industry trends and innovations and introduce those trends/innovations to the team/Sr Director for further evaluation and possible implementation;
  • Manages suppliers internal and external, for all localized construction projects (from architectural concept through the completion of construction), collaborating closely with International Head of Design & Construction for consultation & approval;
  • Coordinates and supports the execution of the budget plan for WBD Brazil property portfolio.  Manages facilities maintenance, repair, leasehold improvement collection, equipment maintenance and repair, and utilities;
  • Trains, develops and assigns tasking to department staff.  Evaluates performance and conducts performance management planning.  Initiates or makes recommendations for personnel actions.  Maintains ongoing communication with subordinates to review programs, provide feedback, discuss new developments, and exchange information;
  • Extensive interaction with higher levels of the business/key stakeholders and external partners including, interaction with heads of business units and the heads of large facilities and real estate firms;
  • Other duties as assigned, across the landscape of Building Operations, Real Estate & Workplace Strategy/Planning.

Qualifications & Experience

  • Bachelors degree in Engineering or Architecture preferred;
  • Solid managerial experience in Facility and or large project management, as well as the Real Estate & Facilities industry;
  • Must possess strong management background with proven track record of achievement in Real Estate, Building Operations &/or Construction Project Management;
  • Proficiency in managing large operating and capital budgets;
  • Strong written, oral communication, and presentation skills;
  • Must be able to manage and execute multiple projects simultaneously;
  • Strong team-player, experienced in managing and leading people;
  • Ability to travel across multiple offices in Brazil and occasionally across LATAM portfolio.
