Job Description Summary:

Provide enterprise real estate strategy expertise to drive meaningful results and achieve organizational objectives. Makes strategic recommendations on comprehensive analysis of multiple factors including finance, strategy, business development, market trends and conditions, and ensures alignment of real estate strategy with enterprise goals. Builds relationships, communicates, and interacts both internally and externally with high level leadership and community and civic leaders.

Responsibilities And Duties:

30%: Make decisions that produce high quality results by applying strategic knowledge and calculating risks, while navigating a variety of internal initiatives and projects that continually evolve; Identify primary site and contingency locations to ensure the best possible real estate position
Develop and manage OhioHealth’s real estate portfolio to support the business objectives of the organization
25%: Oversee all aspects of Real Estate Acquisitions, Start-to-Finish, including: site selection; value determination / negotiation; contract completion; due diligence; internal approvals; and submittals of all paperwork.
Monitors trends and developments to ensure organizational goals are met. Identify on-market and off-market asset/land acquisition opportunities.
Manage the site selection, tours, and negotiations of all real estate projects.
Negotiate and/or oversee the negotiation of all types of real estate acquisitions, to implement internal strategies, system-wide, providing the expertise needed to ensure a strong competitive position.
Perform detailed review and analysis of the due diligence status of prospective acquisitions on a continuous basis, including assessment of all information and documentation, ensuring timely and successful deal execution.
Leads and/or assists in financial analysis and CARF preparation and presentation relative to real estate components
25%: Build and maintain positive working relationships with internal partners in Operations, Business Development/Strategy, Construction, Design, Legal, Project Management and Senior Leadership throughout the organization, with the goal of determining real estate needs and ensuring those needs are in line with the overall organizational strategy.
Effectively communicate expectations, requirements, and status of projects to key business partners, both internal and external.
Support in managing all internal customer Real Estate needs.
Collaborate with internal partners to successfully carry out new developments and strategies.
10%: Represent the organization both internally and externally (promoting core values) in a positive and professional manner at meetings, conferences, and when interacting with clients/vendors/business partners/etc.
Develop and maintain relationships with real estate partners in the community – landowners, brokers, municipal employees, developers, attorneys in target markets.
10%: Ability to present recommendations and interact with the senior leadership, investment partners, peers and property owners using excellent oral and written communication skills to deliver subject matter expertise. Includes care site and system executive leadership and other senior level positions.
Prepare clear, concise, and informative presentations to system and care site leadership, seeking approval to enter various transactions.
Advise on current market conditions and trends; performs research and presents data to demonstrate such as appropriate.
Ability to manage multiple priorities simultaneously without losing sight of project goals.

SPECIALIZED KNOWLEDGE
 

Degree with emphasis in real estate or finance or 6 to 10 Years of Experience in Real Estate or 10 plus Years of Experience in Real Estate. Thorough understanding of real estate transactions, and site selection; contract review and negotiation; assist in the review of other transactions related legal documents; financial analysis; budgeting, planning, and variance analysis. Minimum of five years of private sector, corporate real estate transactions Experience, and minimum three years of management Experience. This should include direct Experience negotiating the purchase, sale, and lease of real property; planning, budgeting, and completing variance analysis; performing financial analysis; developing policies and procedures; coordinating, documenting, and controlling major projects; and developing business strategies.
