Job Summary
Eagle Ford OverviewPosition Overview
If you are selected for the Surface Land Negotiator position, your role will work closely with an Asset Team of Engineering, Geology, Financial, Mineral Land, HSE, Supply Chain, and Legal professionals, making Land decisions and influencing the development of ConocoPhillips’ assets in your geographic area of responsibility.
Your position will be expected to communicate effectively and partner collaboratively in a team environment including frequent interaction with private landowners, attorneys, other operators, co-owners, and local, state and federal agencies.
Your responsibilities may include:
Negotiate strategic transactions to acquire, trade, and/or divest, surface real estate, and rights of way, including document drafting, negotiations, title review and closing
Prepare financial and market analysis of properties for purchase or lease
Lead survey crews to plat road and pad locations for permitting
Ensure contractual compliance with surface provisions in oil and gas leases
Acquire rights to build facilities and infrastructure for oil and gas offtake
Acquire water rights to supply drilling and completion operations
Obtain road and driveway permits from local, state, and federal authorities
Assess ambitious market rates and negotiate surface damages with landowners
Title review and curative for acquisition of surface rights
Utilize software such as Quorum, SAP, Generwell, OnBase, Wellview, and ArcGIS
Represent ConocoPhillips in dealing with outside operators, co-owners, private landowners, and local, state and Federal Government entities
Basic/Required:
Legally authorized to work in the United States
1 or more years of Land negotiation or related experience in the oil and gas industry
Basic level proficiency with Microsoft O365 applications: Excel, Outlook, PowerPoint, SharePoint, Teams and Word
Preferred:
Bachelor’s degree or higher in Business, or other technical related discipline or foreign equivalent
4 or more years of Land negotiation or related experience in the oil and gas industry
1 or more years of experience with various types of software packages used for Land functions (e.g., Quorum, SAP, Generwell, OnBase, Wellview, ArcGIS, etc.)
1 or more years of experience in project planning, project and acquisition economics, commercial evaluation, and various commercial deal structures
1 or more years of experience negotiating, drafting, and understanding of surface right agreements
Solves difficult problems independently
Effectively communicates and partners collaboratively
Proven knowledge sharing skills, including mentorship
Ability to effectively communicate accurate Land recommendations to management and anticipates problems and questions
Strong written/oral communication skills
Innovative and proactively seeks opportunities for improvement
Strong interpersonal skills required with the ability to establish/manage relationships with internal and external stakeholders
